The Pricing Game.

In today's market it is critical to price your property right the first time. With an inticipated 2 million foreclosures slated for 2011 and with a projected decrease in property values another 20% you want to set the market, not chase it.
I often encounter properties that are priced higher with the anticipation of sellers negotiating somewhat. The problem with this way of thinking is there are so many distressed properties out there and available, if your property is not priced right, your buyer will make an offer on one of those distressed properties instead of yours.
Sellers need to be educated on the pit falls of over pricing and how to price your property to set the market, not chase it.
Mortgage Process

The Mortgage Process can be a long and confusing process. Different lenders have different requirements and criteria and new hurdles can come up all the way through the process no matter how much we are prepared. Buyers and sellers need to keep this in mind and not to stress or get discouraged. We must all keep in mind that the underwriting process can take time, require new or repeat documentation from buyers or sellers, different lenders have different requirements on documentation, property condition, income, etc. If we keep this in mind and remember the end goal we will be better prepared to endure the stress of the Mortgage Process.
Buyers & Sellers...Get your act together!

In today's real estate market, buyers and sellers both need to get their act together. When selling a home it is critical to have the house show in the best possible manner as to attract the largest pool of buyers as possible. This can mean sprucing up the curb appeal to a paint job to possibly some renovations. If you are expecting top dollar for your property you better expect that the buyers are looking for value and if they don't see the value, they will move on quickly.
As a buyer it is also critical to be ready. Have your financing in order. Speak with a qualified lender and get pre-approved. This shows your buying power and tells sellers that you are serious and ready to purchase a property.
So buyers and sellers...Get your act together!
Buyer Representation a Must!

Consumers tend to beleive that when they walk into a Real Estate Agency that the agent that they speak with is working for them. Even after signing the Agency Disclosure form, people are still confused about who works for who. So when purchasing real estate, make sure that you use a Buyers Agent. Someont to look out for your best interest and represent you.

Set the stage. When preparing a property for sale in today's market, you want every advantage you can have. Home Staging has become one of the most effective tools a seller and/or REALTOR can use when preparing a property for sale. Look at the property the the eyes of a buyer. Try to find all the little details that a buyer may use to negotiate your price down and repair them. This does several things for you. It eliminates the chipping away at your asking price and also makes your property more desirable to a wider specrum of potential buyers. Home staging can be used effectively on Residential properties as well as Commercial properties.
